Welcome to Moonrise Vacation Properties, LLC! These Terms & Conditions (“Terms”) govern your use of our website and services, as well as your direct booking reservations. By booking a property with us, you agree to the terms below.

1. Booking Platform & Software

All direct bookings are processed through OwnerRez, a vacation rental management and reservation platform. OwnerRez hosts your booking data, processes payments securely, and helps manage reservations on our behalf. All guest information is securely stored on the OwnerRez servers.

2. Reservation Acceptance

Reservations are confirmed only once full payment (or required deposit) is processed, and you receive a confirmation email with your booking details.

You agree to provide accurate information when booking and to be at least 25 years old as the primary renter for stays with us. Some properties may have additional age requirements or rules.

3. Payment Terms

Payment schedules, amounts due, and deposit requirements will be displayed at the time of booking.
Payments can be made by major credit cards or other methods as outlined in the booking flow.
All charges are listed in USD unless noted otherwise.

4. Cancellation & Refund Policy

Moonrise Vacation Properties’ cancellation policies vary by property. Your booking confirmation will state the specific terms applicable to your reservation, including:

• Cancellation Deadline:

5. Check‑In & Check‑Out

Check‑Out: Typically by 10:00 AM local time (property‑specific).
Early check‑in or late check‑out requests may be made but depend on availability and may incur fees.

Access instructions (key codes, lockbox info) will be provided prior to your arrival.

6. Guest Responsibilities

By booking with us, you agree to:

Adhere to all house rules provided for your rental.
Ensure the property is used for lawful vacation purposes only.
Maintain the property in good condition.
Respect occupancy limits, quiet hours, and safety guidelines.
Report any damage or issues promptly.
Be responsible for any damages, additional cleaning, or costs incurred due to violation of rules.
Renter agreement must be signed within 48 hours of booking.

Failure to comply may result in immediate termination of your stay without refund.

7. Pet, Smoking & Other Policies

Some properties allow pets with fees and restrictions; others do not allow pets at all. Check your property’s rules for details.
Smoking is not allowed in most properties. Violation may result in cleaning fees.
Additional rules (e.g., hot tub use, pool access, parking) are provided in your reservation details or house rules.

8. Liability & Disclaimers

Moonrise Vacation Properties and OwnerRez are not liable for:

Personal injury, loss, or theft of personal items.
Acts of nature (weather events, power outages, pandemics).
Travel delays or interruptions.
Any consequential damages arising from your stay.

Guests are encouraged to obtain travel insurance for additional protection. All cancellation policies will be upheld as stated.

9. Privacy & Data Use

We collect and use your personal data only for the purposes of managing your reservations, communicating with you about your stay, processing payments, and complying with legal obligations.

All handling of personal information follows OwnerRez’s privacy and security practices, and Moonrise Vacation Properties’ internal policies. All storage of personal data is on OwnerRez's servers.

10. Changes to Terms

We reserve the right to update these Terms at any time. Updated versions will be posted on our website with a revised effective date. Your continued use of our site and services constitutes acceptance of those changes.
